Overview

A Sammamish property wanted its architecture and gardens to come alive after dark — safely and efficiently. We designed and installed a low-voltage landscape lighting system with path, accent, and uplighting on smart timers.

The challenge

The grounds were dark and uneven at night, making walkways unsafe and hiding the home's best features. The owners wanted warm, controllable lighting that wouldn't drive up the power bill.

What we did

We laid out path lights, tree uplights, and facade washes, ran weather-rated low-voltage runs to a pair of transformers, and set everything on astronomic timers with smart control for dusk-to-dawn scenes.

Results

  • Safer, well-lit walkways and entry
  • Warm accent and uplighting on key features
  • Efficient low-voltage LED throughout
  • Dusk-to-dawn scenes on smart astronomic timers
